What Not To Do Before You Buy A Home Unless You Are Paying Cash
For most people the purchase of a home involves obtaining a mortgage which, these days, requires a pretty good credit rating. But keep in mind that a pre-approval is in no way a guarantee for a loan approval. We must be very careful about our spending and purchasing habits to ensure that we have the best possible chance of actually securing a loan. Here is what NOT to do before you purchase a home:
1. DO NOT BUY A NEW CAR
No further explanations necessary, just don't do it!
2. DO NOT GO CREDIT CRAZY
Don't run up your credit cards buying furniture for your new home or for any other purpose. Becareful even with minor purchases as they could effect your credit score and your ability to secure a home loan.
3. DO NOT SHUFFLE YOUR MONEY AROUND
Do not make any unusual deposits or withdrawls from your bank accounts. This may raise redflags when trying to secure a loan.
4. DO NOT GET BEHIND ON PAYING YOUR BILLS
Late payments on your financial obligations can be devastating to your credit and your ability to secure a loan. You want to be able to show that you are worthy of the home loan and that you are reliable.
5. DO NOT CO-SIGN LOANS FOR ANYONE
You want to buy a home but your younger sibling wants to buy a new car and needs someone to co-sign. As much as you may love them, if you want that home, don't do it!
6. DO NOT QUIT YOUR JOB
You want to make a career change. But if you want to buy a home, don't do it before your loan is approved and you have moved in and made a few mortgage payments!
Follow these simple guidelines and your loan is more likely to be approved and you will be able to move in to your new home.
